What you can buy for less than 250,000 Euros in Languedoc Rousillon
In the last few years the region of Languedoc Rousillon in the south of France has become one of the most popular areas for foreigners buying property in France and it is easy to see why. Prices are about 65% of the equivalent property in Provence-Alpes-Cote d’Azur which has traditionally been the most popular area for people looking to buy a home in a sunny location in France (and still going strong mind you!) Limited direct flights which previously made it more difficult to reach the region have now opened up with the advent of low cost airlines and tourism is booming in this area. People come not only for the fantastic weather and sandy beaches but also its strong cultural heritage, spectacular landscape and history.
The region is split into 5 departments and each has its own attractions. For instance the Pyrenees Orientales department has its medieval castles and strong Catalan influence along with its sandy beaches and golf courses near St Cyprien, spectacular seaside town of Collioure (a world heritage site) and the ski resorts of Font Romeu and Les Angles. It is the sunniest corner of France with over 300 days of sunshine each year and is good value and with plenty of activities available to suit everyone. Low cost airlines fly to Perpignan and Gerona. There is currently a project under construction in the small medieval village of Corneilla del Vercol which is a continuation of the existing village and has 2 to 4 bedroom villas available with terraces and gardens from 179,000 Euros. It is a residential development which allows you to enjoy the true French lifestyle only a short walk to the village shops and amenities while beach is only a few minutes drive away and Perpignan a mere 11km.
Neighbouring the Pyrenees Orientales we have the department of Aude, steeped in history and scattered with medieval ruins like the castle at Carcassonne displaying remnants from the Cathares era. Aude has 3 distinct climates and areas- the mountainous, cooler area of the Montagne Noir, the mild vineyards of the Corbieres and the beaches of Narbonne. The surrounding area has many pretty villages and a leisurely walk or barge ride along the “Canal du Midi” which cuts through Narbonne is a must. Low cost airlines fly to Carcassone and Toulouse. Leapfrog Properties have recently launched a new residence in Narbonne bordering the “Canal du Midi” with views of the famous cathedral with 1 to 3 bedroom apartments available from 132,000 Euros. Each apartment has a terrace and is only minutes away from all amenities, shops and restaurants.
Moving further eastwards we reach the department of Herault, famous for its sandy beaches, Mas style houses, many golf courses and pretty villages. Montpellier is its famous cosmopolitan town- chique, very youthfull and a pleasant mixture of old and new architecture, plenty of commerce and three Universities. Low cost airlines fly to Montpellier. If the idea of owning an apartment with sea views in the charming coastal town of Sete appeals to you then you will be pleased to know that there are currently studios and 1 bedroom apartments available from 83,000 Euros. The beaches in this area are long and sandy and this residence has plenty to offer not just because of its on site tennis courts and swimming pools but also its location only a few minutes walk from the centre of Sete with a good choice of shops, restaurants and amenities.
Gard and Lozere are North and east of Herault and offer a great variety of attractions. The beautiful landscape around the Cevennes mountain range shared by these two departments is wonderful place to walk, cycle or go horseriding. Then you have the vineyards and golf courses but most importantly the famous region of the Camargues- a large nature reserve home to the wild white horses that bear the same name, flamingos and a diversity of nature that is hard to beat almost any where in the world. It is a true haven of peace and tranquillity. In Gard there are a number of pretty villages and towns, many of which with a strong Roman influence with remains of the Empire still remaining including Nimes, Uzes, Ales and Arles with its ancient amphitheatre. Low cost airlines fly to both Nimes and Marseille making this a very attractive spot indeed. Probably the prettiest of all these ancient villages is Uzes and we are fortunate enough to be able to offer a luxurious development of spacious and bright apartments with landscaped gardens and a pool just a few minutes walk from the historic town centre. With 1 to 3 bedroom apartments available from 168,000 Euros the “Residene Parc des Ducs” really couldn’t be better located or more affordable. Whether you are looking for a permanent move, solid investment, a holiday home or a bit of each this is a region with many advantages and we are eager to make the whole process as simple and enjoyable as possible for you.
