What you can buy for less than 250,000 Euros in Normandy

The property market in Normandy is a very interesting one as it is affected by a number of different factors including its proximity to the UK but also its great variation from glitzy Deauville to the small hamlets in the countryside. So when someone asks “how much is a 2 bed house in Normandy” it is actually a very tough question.

Let us take Deauville as an example of the most expensive and sought after areas in Normandy. Here you will find a variety of attractions from its long sandy beaches of the Cote fleurie to its polo matches, show-jumping and horse racing whilst not forgetting its music and film festivals. There are also a number of excellent golf courses and no less than 19 tennis courts while two heated indoor and outdoor pools plus solariums are available all year round. Deauville is a charming town with plenty of interesting traditional Norman architecture comprising 18th & 20th century villas as well as the half-timbered houses. The price of a 1 bed apartment with views over the port at Deauville will typically set you back around 250,000 Euros. For example there is one available at the moment for 238,000 Euros with 41m² of living space working out at 5800 Euros per sq metre.

Now we can compare this to a 1 bed apartment in Houlgate, less than 1km from the beach with 47m² of living space which is selling for 126,250 Euros. This is an off-plan apartment so you can design & decorate the interior yourself to suit your personal style and because it is new there will be very low maintenance costs. The price per sq metre here is 2690 Euros which is actually less than half the price of something similar in Deauville yet it is only a short drive to the famous town. Houlgate itself though is very sought after in its own right as like Deauville there is lots of traditional Norman architecture in a seaside village full of charm where there are plenty of activities to choose from including horse riding, golf and swimming. For just 230,000 Euros you can buy yourself your own 3 bedroom villa in a residential complex while for 265,000 Euros you can get a 2 bed house in a luxury tourist residence with sea views and guaranteed rental income of up to 4%.

Maybe it’s the charming old stone or half-timbered house you are after in the country? If so the Normandy countryside and villages are very appealing and excellent value for money. For example 138,000 Euros will get you a 4 bed stone house to renovate just 5 minutes from Granville in the Manche department with a garden and an outbuilding with lots of potential. If you don’t have the energy to renovate then you will need to spend the extra Euros to get what you want.
