THE DEVELOPMENT: The Chateau de Camiole resort is situated on an exceptional site covering 7 hectares in a natural and green environment designed as a typical Provencal village with places & squares adorned by fountains and stone washbasins. The development of 166 apartments and 18 villas with private pools is split into little hamlets that surround the 19th century Chateau giving it a charm and sophistication not seen in most resorts. On site facilities include a health & wellbeing centre, an indoor heated pool with a gym, massage and beauty care, 2 outdoor pools with overflow effect, a gastronomic restaurant and a bar/lounge, a snack bar by the pool, conference centre, a children’s play area, a multi-sport area which includes tennis, volley ball and football and lastly a health trail. Extra onsite services include housekeeping, linen hire, breakfast, home delivery lunch and dinner, baby sitting, transportation and more. THE PROPERTIES: Both the villas and apartments are of a traditional Provencal style in keeping with the natural environment. The detached villas come with their own garden, garage, large terraces and pool while the apartments enjoy a terrace, loggia or garden from which to enjoy the fantastic views. They are all designed south and west facing not only ensure good views but also to make the most of the Mediterranean sunshine. The properties are charmingly furnished to a very high specification while air-conditioning, fully fitted and equipped kitchens, large plasma screen TVs, satellite reception and high-speed internet connection are all standard. THE RENTAL RETURN: In holiday resort developments like this the occupancy rates are on average 75%. If we therefore take a conservative estimate that just 16 weeks per year will be rented out the return for the property owner for apartments and villas here will be between 11% and 14%. After costs (rental management fees, small repair costs, building insurance, syndique charge and co-ownership charges etc) the NET return would be between 5% and 6.25%. Owners may also choose to not rent out their property at all and use instead as a second home. THE LOCATION: The development is situated just 1km from the Roman village of Callian, in the hills of Fayence, 30 mins from Cannes and 50 mins from St Tropez. The traditional Provencal stone-built village offers plenty of restaurants, bars, cafes, shops, local festivals and history and if you fancy a more glitzy lifestyle or sandy beaches, the seaside resorts of the Cote d’Azur are a short drive away. You also have the ski resort of Isola 2000 just 1h 45mins drive away and no less than 20 golf courses within an hour’s drive– the closest being the prestigious “Golf de Terre Blanche” at a distance of just 2km. If this wasn’t enough you also have the St Cassien lake, national gliding centre and the antiques fair in Fayence. In short you have literally everything you could possibly need on your doorstep in the most sought after area of the South of France. ACCESS: It couldn’t be easier to get here with Nice International airport 50km away and excellent road links. There is also a TGV high speed train service to Cannes and St Raphael, both about 25 mins drive from Callian.
