Midi-Pyrénées

Located in the south-west of France this is a huge region with no less than eight departments within it. The north-east encompasses part of the mountainous Causses region covered with a mix of pine woods, hillocks, moors and densely forested valleys forming the habitat for many wild animals and birds. In this area around Aveyron, situated on the River Aveyron, perch stone houses built of the local rock. The western side borders the Dordogne area and has therefore become fairly popular with foreigners, especially the British searching for a character property such as the yellow stone houses found in the medieval town of Gourdon.

Further south passing through Montauban lined with fine town houses you arrive at the historic and vibrant city of Toulouse. The “Ville Rose” as it is sometimes referred to because of the rosy colour of the brickwork houses 100,000 students, second only to Paris; its charm, beauty and accessibility make it a good candidate for property hunters. Just west of Toulouse sits Gascony in the department of Gers. It is often referred to as France’s Tuscany forming part of the bastides (fortified villages) that used to protect the region from invaders. The surroundings are rolling hills of lush and green agricultural land dotted with ancient honey-gold houses- the perfect place for a weekend getaway.

In the southern part of the region towards the Pyrenees you can go west to the pilgrim’s town of Lourdes or east around the town of Foix dotted with half-timbered and 16th century houses along its narrow streets. Skiing and hiking in the mountainous Pyrenees coupled with its mild climate and proximity to the sea make this area increasingly sought after by property buyers.

The average price of a 2 bedroom apartment property for sale in the Midi-Pyrennées region is between 115k Euros and 155k Euros while the price of a 4 bedroom house is between 210k Euros and 250k Euros. Despite the region experiencing increased property prices due to the increased access routes bringing in more interest, prices are still competitive compared with the rest of France and new build property is not much more expensive. Cheap properties can be found in the rugged Aveyron department while in Gers you have to pay a little more as it is very much in demand at the moment- both offering beautiful period homes. The Hautes-Pyrenees also has some wonderful stone farmhouses available and its proximity to the ski slopes is a definite advantage. Prices in the region are likely to increase as it benefits from not being too far from the Mountains or the sea while being more competitively priced than its neighbouring regions either side of it (Aquitaine and Languedoc-Rousillon).
