Nord-Pas-de-Calais: just a quick leap across the channel!

The regions of northern France such as Brittany, Normandy, Picardie and Nord-Pas de Calais still hold their charm and draw even though other areas of France are now becoming more accessible. In this article we focus on the most northerly region of France and most accessible from the UK: Nord-Pas de Calais. You may be forgiven for not contemplating the area in your property hunting in France because its more famous neighbours like Normandy and Brittany tend to get all the press coverage however this very reasonably priced region has an awful lot to offer both permanent residents, holiday home buyers and yes…investors (yields up to 6.5%)!

The region is buzzing with street sales, carnivals, parades and ducasses (local fairs) where the locals love to get involved in the festivities. There are also miles of sandy beaches and sand dunes that shelter a string of resorts that are popular with the French and foreigners alike like Le Touquet Paris Plage, Wimereux and Boulogne sur Mer. Activities here can range from a variety of water sports including sailing and swimming but also pleasurable strolls along the harbours and beaches or meandering through the boutiques and maybe stopping for a typically fabulous long lunch as only the French know how! The region can pride itself on having one of the first golf courses ever built in France and currently offers a wide range of course to suit all standards. Other activities include, walking, horseback riding, cycling or even freshwater sailing through the diverse lush green countryside along its numerous rivers in a pleasure boat or perhaps you prefer to visit some of the surrounding towns with their blend of international shopping and local markets with a warmth from the locals that defines the region. There are also a number of 16th & 17thth century forts that marked the arrival of Flanders as part of France which not only provide impressive architecture but also great places to relax like Quesnoy and Montreuil-sur –Mer with their abbeys, lakes and nature trails. The chateaux of Barley and Olhain with their beautiful parks and gardens are also not to be missed.

Fortunately Leapfrog Properties can help you get a slice of this life on the Cote d’Opale at prices that don’t pinch too hard at your wallet! Situated at Audinghen between Calais and Boulogne-sur-Mer less than 2km from the beach and only a short walk to the local village with a traditional bakery and a few shops our new residence “Le Hameau du Cap” has everything you could hope for. The residence is made up of 2 & 3 bedroom houses with their own private terraces, gardens and garage with prices starting at an extremely competitive 128,000 Euros. In a short drive you can be in any one of a number of popular resorts such as Le Touquet Paris plage, Gravelines, Wimereux or the town of Calais or even the amusement park and zoo at Bagatelle or at one of the regions many golf courses.

Access is so easy from the UK as it is just 1h 40 mins from London but also Paris is a little over 1 hour away. The location is just perfect for commuters who work in London but prefer to live the French lifestyle at a fraction of the cost compared to the UK and house prices that make it possible to actually own your home without the burden of an enormous mortgage- in fact it is an excellent proposition for 1st time buyers and families alike. Fortunately its great location lends itself also to the holiday home buyer who wishes to spend long weekends in France without wasting too much time getting there. The last superb point about this residence is for the investment minded: there are guaranteed yields available of up to 6.5% which is simply unheard of for residential property in France nowadays largely due to the incredibly low property prices these houses are being sold at. The residence is also totally managed so you can enjoy the property without all the headache of upkeep and things going wrong and because it is new any repairs are likely to be many years away.
