Var

The Var is located in the region Provence-Alpes-Côte-d'Azur, and is bordered by the departments Alpes-de-Haute-Provence, Alpes-Maritimes, Bouches-du-Rhône. The Var is the most southerly department in the Provence. It takes in the dramatic rocky coastline between Cannes in the east and La Ciotat near Marseille in the west. The Var is seen as a gateway to the Cote d'Azur and the Provence Alps.

The countryside of the department is rather beautiful with a wide range of colour, with pine forests but also valleys with vineyards producing the famous Provencal wines. Honey production is extensive throughout the Var, as are olives, lavender and thyme. Around Var there are many medieval villages perching on the rock faces as well as typical agricultural villages and hamlets.

Var was formed in 1790 as part of Lower Provence but in 1860 it was reduced by the transfer of the district of Grasse to the newly formed department of the Alpes-Maritimes which is why the Var River does not now flow in the department to which it gives its name.
 

The capital of the department is Toulon; it is the most southerly city in the department and is located on the coast between Marseille and St Tropez. Toulon is a popular city due to its great location on the south coast of France and its beaches and numerous activities. Access to Toulon is very easy thanks to 3 airports (Hyeres, Marseille and Nice). Hyeres is the oldest resort on the coast and is surrounded by orchards and vineyards and is more classical with cobbled streets, cafes and a12th century tower while St Raphael, near Frejus, is famous for its fantastic sandy beaches and known for its historic Roman sites.

The famous and heavenly St Tropez sits at the tip of the peninsula between Nice and Toulon and its reputation draws big crowds early on in the season with numerous expensive yachts on the port. The charm of St Tropez is in its architecture which is often ochre-coloured and its village layout and offers a traditional Mediterranean style and further into the village you can find beautiful villas and apartments with exceptional views of the bay

The average price of a 4 bedroom property for sale in Var will be between 740k and 800k Euros while a 2 bedroom apartment will cost between 210k Euros and 250k Euros which are substantially above the average price for that size of French property. This is an incredibly popular area of France and hence commands higher prices than anywhere else. Property on the coast especially the Cote d’Azur is at a premium but is very easy to rent out. However if rental income is not a key issue then it is worth searching inland for cheaper property. Further inland will also be quieter and allow you to enjoy a more typically Provencal lifestyle.
